I was recently asked to write an article for the Land Magazine titled "Benefits of Experience". This article focused on the many reasons in which an RLI broker outperforms a standard and typical real estate broker. The article specifically discussed how RLI brokers tend to exuberate more knowledge, experience, and training in regard to rural land transactions. Many RLI brokers have recently observed urban brokers branching out to try their hand in ranch and rural land transactions. The "Benefits of Experience" article was better able to delineate what separates Colorado RLI patrons from more typical brokers accustomed to sufficient MLS data and "block-on-block" evaluations associated with cookie cutter homes that were all built at a similar location and time. As we all know from years of experience, there is rarely (perhaps never) a truly "comparable" ranch property. Where even the adjacent ranch across the fence can have significantly different land cover, live water resources, habitat, views, etc. All to say that ranch and rural land transactions require a great deal of understanding and hard work to successfully serve our clients, which is a path RLI continues to concentrate on it its education programs. While Colorado RLI promotes avenues for continued education and works hard to ensure its membership has the resources available to navigate a variety of issues on rare and unique rural land transactions, it perhaps promotes something even better and more special, a community. Yes, Colorado RLI promotes all of the aspects discussed in the "Benefits of Experience" article (education, experience, depth of knowledge and understanding, etc.), but what I missed in that article was how vital Colorado RLI is in building networks and relationships. Imagine herding cats, RLI can be much the same (which is only possible with Maggie). Colorado RLI is comprised of a group of very independent, strong willed, driven men and women. Each of us have an overachiever background and most are so far past a "Type A" personality it is not even funny. Colorado RLI offers many of us the excuse we need to stop long enough to visit about life, family, and passions outside of real estate while enjoying good whiskey. This time creates the perfect atmosphere to build connections, relationships, and a foundation of trust throughout our organization. This is often where deals are made, where we learn from other members in the group, and where we discover others' sincere and deep-seated knowledge of specific aspects of our business. Our industry is filled with wonderful and knowledgeable people which RLI helps us to connect with. These connections evolve into trustworthy relationships. Like many of you, Colorado RLI has given me the platform to meet and work with so many of these wonderful people, not to mention the lifelong friendships I have established. While it can often be a full-time job as President of Colorado RLI (again, thanks to Maggie), this role is one I am so very proud to have and hold. Expired Listings Now Selling | |||||||||||||

In 19 years of selling real estate across both Colorado and New Mexico, I've never had as few listings as I currently do now. It's a great problem to have as most of them have sold, but it got me thinking that I probably had several expired/canceled sellers from over the years that might be ready to get back on the market.
After reaching out to several sellers this past month that pulled their property off the market for one reason or another, many of them were so happy that I called and gave me the green light to get their property back for sale immediately. The market had changed so much in the past few months that I actually suggested we raise the price on a couple of the properties. After only a few days on the market, one of these properties is now under contract for 12% more than the previous list price from when it expired! With the snow starting to melt and mud season fully upon us in most parts of the state, our prime selling season is right around the corner. My suggestion is not to wait on things to "green up" before getting these properties back on the market. Demand is crazy high right now for rural properties. Make some phone calls, meet some sellers, and get your listings on the market before all the competition!

FINALLY!! We can breathe a sigh of relief and look forward to the Spring Marketing session in Colorado Springs with more certainty than we have had for over a year. Once again we get the opportunity to network with the other professionals in our organization and participate in first class marketing that will surely please our sellers and give us a chance to do some big business this summer and into the fall. This event is being held at the Antlers Wyndham Hotel in downtown Colorado Springs, which is surrounded by lively hotspots within walking distance.
Thursday May 6 is marketing followed with happy hour and the fantastic Cowboy auction that we have missed for the past year. Be sure to round up an auction item to donate as this is one of the major ways our Chapter raises money to provide opportunities and education to its members. Friday May 7 is education with CE credits to be earned (pending approval). The subject will be: Colorado Wildfires – Implications on Land Values and Management. This class will cover the extent of various wildfires in Colorado and the implications after the fires. Representatives from various state and federal agencies and others will cover these implications on the land following devastating wildfires. Forest Service, BLM, an engineering company who has created post fire flood maps, a construction company familiar with post fire remediation and an appraiser who will review a valuation study and the factors that can influence value loss. With the drought conditions in Colorado and wildfire season looming, this is information you want and need. This meeting is slated to be a long awaited reunion of our colleagues and it is going to rock!
