Over the last 3 years it has been my privilege to serve as the President of the Colorado Chapter for the Realtors Land Institute. I followed Justin Osborn as our past president and will be superseded by Dan Murphy as president elect starting December 1, 2020. I cannot express how humbled I am at the confidence you all put in me and the grace in which you allowed me to lead. I believe Colorado is the benchmark for how a chapter is to be run nationwide and it would not ever happen without an outstanding board, sacrificial volunteers, and our rock star administrator, Maggie Thomas. They say behind every good man is a good woman. I know in my personal life that is so true as my wife Michelle holds it all together. She allows me to drive and push my company many times leaving an unkempt wake in my path. She ever so graciously comes behind me, gives me advice, and when I need it, kicks me in the butt, but always seems to tidy up after me making me look good. She always has my best interest at heart, and I have absolute confidence in her. That is exactly what Maggie does for the entire RLI Colorado Chapter. She cares deeply about this organization and she administrates with passion and conviction. She is great at giving advice and when she has her butt kicking boots on, watch out!!! I can tell you from experience you do not want to be on the naughty list!! Maggie, the real hero behind RLI Colorado. She always has my best interest at heart, and I have absolute confidence in her. As I move from my current role as president to the board, I want to thank you all for your support. I do consider the last 3 years a true privilege. I want to thank you for your support as we had an aggressive agenda when I started to put a strong emphasis on membership and members obtaining an ALC designation. In the last 3 years Colorado has added 15 ALC ‘s now totaling 34 for the state of Colorado, congratulations! We implemented dues for the Colorado chapter which you members accepted graciously, allowing the resources to fund this chapter with abundance, thank you. Lastly during this COVID crisis, I sincerely appreciate the willingness of the Colorado chapter to adapt. From virtual Zoom Meetings to a restructured ranch tour, you participated with enthusiasm and positivity. I believe we grew stronger through this adversity. You are in great hands with Dan Murphy and Dan is in great hands with Maggie!! I look forward to the future of the RLI Colorado Chapter and I have never been prouder to be a part of this great organization. |

There is no escaping the "President's Note" for the Colorado RLI Newsletter. With our incredible and hardworking coordinator, Maggie, I have been prompted to continue the tradition and I am honored to do so. As you all know, Maggie is a fantastic part of what keeps the RLI Colorado Chapter on task and focused on making Colorado one of, if not the top chapter in the nation. With that success comes the realization of what makes us, this group, and the individuals who partake in RLI Colorado, great.
I am grateful to be a part of this organization. It is not just the friends we make, and the deals that make our lives better, it is the trust and reliability that comes with those professional standards. Realizing the level of integrity and land knowledge of the individuals within this group allow each of us the opportunity to learn, to solicit advice, and to better not only ourselves, but our profession. Being a land broker working on sizable projects is a world of its own. Stepping into this world can be an extremely intimidating field of work. Most brokers do not venture into this realm of transactions, and those who do face a sink or swim reality. RLI Colorado was my life boat, giving me and my company the access to in depth land education, the opportunity to better understand water rights, mineral transactions, wind power, solar regions and opportunities, wildlife migrations, licensing, recreational attributes, evaluating future growth corridors, and so much more. We, each of us, lives in an extremely competitive world, some may even say cutthroat, and with that severe competition we are each searching to rise above and to find that next level of success. Being part of the RLI Colorado Chapter gives us the incredible opportunity to be better, to know more, and to rise above. We all are faced with groups to join, groups to be a part of, and opportunities to pay yearly and annual dues. Each of these groups work to make us better, build an alliance and the ability to generate relationships. Very few provide the friendships, the attitude of a rising tide raises all ships, and an opportunity to get to the next level. RLI Colorado's Chapter is just that group, just that organization.

As your outgoing Treasurer for the Colorado Chapter of RLI I would like to take a few moments to reflect on my years as a member of RLI and as your Chapter treasurer. I joined RLI almost twenty years ago and have been your treasurer for my last 10 of those years. I personally want to thank all the hard working and successful board members that I had the pleasure to serve with. This has been a diversified group of individuals, but we all had the same goal in mind, to make the Colorado Chapter the best Chapter in the RLI organization, which we have been able to achieve three times. Our Chapter is the benchmark that other Chapters throughout the United States would like to reach, with many of our board members going on to serve at the national level.
I would like to thank all our members for the chance to get to know you and your attendance and participation in our Chapter meetings. Without your participation we would not be able to achieve our goals and continue to move this Chapter forward. Through our Chapter I have met and become friends with many of you some of which have become lifelong friends. I cannot count how much money or how many transactions I have successfully completed with members throughout my career within this organization. So, thanks to all of you and let's keep making deals. I am passing the torch to Bart Miller who will do an excellent job for you and I will not be going away. I want to continue as a member of this fine institution and look forward to continuing to do sales with as many of you as possible.

Shared amenities/Community ranches have enjoyed a significant spike in interest from buyers since the Corona virus pandemic. In what appears to be somewhat akin to a mass exodus from urban areas and large cities, buyers motivated by COVID-19 concerns have been burning up the Internet with searches on shared ranches and requests for more information on these properties. According to the marketing department at Mason and Morse Ranch Company, April 22, 2020 appeared to be the date this major uptick began. It appears that the spike was approximately in the range of 75 % to 80% higher than previous activity for the 2 community ranch properties they had available.
A large proportion of this shift from more populated areas are families who are moving to mountain resort areas with private or charter schools and family friendly activities. As a result, one response to this is that many long-time resort residents have found their mountain communities overrun with outsiders and want to now relocate to shared amenities ranches that are more private, exclusive, and remote. Community ranches can certainly offer more acreage for the buyer who feels crowded in their current situation. They can also offer the opportunity to live the ranch lifestyle without the big-ticket cost and the constant maintenance of a privately held ranch. These types of ranches have also perfected their infrastructure to include such things as high speed internet, private cellular towers and maybe even private air strips that can accommodate the current trend of working remotely. When you take some fresh mountain air and sunshine, wrap with beautiful views, and tie it with a worry-free maintenance ribbon, you have the perfect package for a burned-out urban dweller.

Water Education Colorado is the leading organization for informing and engaging Coloradans on water issues. The Fall 2020 issue of the Headwaters Magazine came out recently, and is a very interesting read –"FOREVER ENTRUSTED "How conserved private land benefits water". The Colorado Chapter has received a generous donation of 6 sets of mounted mule deer antlers from one of Kem Winternitz’s sellers. These mounts are available for purchase, with 100% of proceeds to go to the Colorado Chapter Founders ALC Education Scholarship fund. The scholarship fund assists qualified applicants with the expense of courses taken to earn the Accredited Land Consultant designation. Anticipating that we will still be under CDC and Colorado health regulations (Code Red) currently in force come January, the Chapter leadership has made the difficult decision to cancel the in-person meeting. The Chapter will be holding a virtual meeting complete with a brief membership meeting, marketing presentations and the buyer board.
